Consolidated Zoning Bylaw
The Consolidated Zoning Bylaw 1638 2021 is now available online. Thank you for your input!
The Fraser Valley Regional District (FVRD) has consolidated all nine of its zoning bylaws into one new user-friendly region-wide Electoral Area zoning bylaw for residents.
What is a Zoning Bylaw?
- Density i.e. the number of homes that can be built on one property
- Size and shape of buildings, which are regulated by setbacks and height
- Size of new lots that are created by subdivision
Why is the FVRD consolidating its zoning bylaws?
To provide the following benefits:
- the purpose of one document is for consistency, clarity and ease of use by all of our audiences to determine what applies to their situation
- land use regulations based on sound land use planning principles, which acknowledge the realities and current issues experienced in rural areas and rural communities
- one comprehensive document for ease of reference and consistent interpretation
- an updated and modernized zoning bylaw
- a user-friendly document with illustrations and graphics
- address minor historical interpretation issues
- standardize and simplify zoning regulations across the Regional District without significantly altering the regulations applicable to any particular parcel of land or type of zone
How will your property be affected by the proposed consolidated zoning bylaw?
You can review a property’s current zoning and the proposed consolidated zoning bylaw by using the FVRD Web Map.
Here you will be able to search for a property and find links to the bylaws and comparison sheets that provide high level summaries of the regulations and requirements found in the current FVRD zoning bylaws and compares that to the proposed new consolidated FVRD zoning bylaw. Watch our tutorial on how to use the Web Map to find planning information.

- How do I find the zoning designation for my property?
- My zoning designation is different in the new consolidated bylaw. How will this affect me?
- Why doesn't the new consolidated zoning bylaw address secondary dwellings or cannabis production?
- Why is the language in the new consolidated zoning bylaw so different from my area's original zoning bylaw?
- It's already difficult to find information in a zoning bylaw, won't it be even more difficult to find information in a bylaw that consolidates nine bylaws into one?
